Inventory

Our inventories will provide landlords with an accurate, comprehensive and detailed record of the condition and content their properties. The inventory will provide details of fixtures and fittings in unfurnished, part furnished and fully furnished properties.

Since the introduction of the Tenancy Deposit Protection Scheme in April 2007 it is now more important than ever for a Landlord to ensure they can provide a detailed, impartial and signed document should dispute with tenants arise.

Our inventories are clear, detailed and user friendly. We provide a quick response; usually a signed inventory and copies are available to the landlord within 24 hours. Hector can provide photographs free of charge.

Check in

At the start of tenancy we will go through the inventory, take meter readings and hand keys to new tenants.

Check out

At the end of the tenancy we shall again go through the inventory, checking for any damage and cleanliness. Take final meter readings and collect all keys from outgoing tenants and obtain forwarding address of the tenant, where possible.

Occupied Properties

We can visit tenanted properties ensuring that any damage is reported immediately.

Empty properties

For Landlords or indeed homeowners who are away or reside elsewhere from their properties we provide the reassurance of checking properties. Checks can range from external inspections, we can inspect the property internally, we take measures to reduce tell tale signs of non occupancy, such as, removing junk mail, alter lighting and curtains and providing timers. For your peace of mind we can send photographs of your property directly to you.

Evictions

We are able to meet Bailiffs, take inventories and obtain keys from outgoing tenants. Hector are able to offer a professional and sensitive response to this situation.
